Barmore is a magnificent country estate built in 1788 which stands proudly on 169 acres of bucolic natural land in Dutchess County, New York. Originally listed as 4,766 sq. ft., the home underwent a complete transformation, including a 366 sq. ft. addition of a charming screen porch. This two-story Georgian house, one of the first in the county, was historically rich and meticulously maintained over the years. However, to bring it up to modern standards while preserving its grandeur, the renovation team faced numerous challenges.

One of the biggest hurdles lay in the original construction, which featured tree trunks supporting beams and walls made of tree-cut studs with bark intact. The exterior walls were filled with brick, making insulation and the installation of modern electrical and plumbing systems extremely difficult. Despite the obstacles, the team was committed to maintaining the historic character of the house while modernizing it.

The team effort was instrumental in the project’s success. The architect’s expertise in historic preservation, the contractor’s extensive experience with older homes, and the designer’s strong aesthetic vision complemented each other perfectly. The open dialogue among team members allowed for creative solutions and the best possible outcomes. The collaborative spirit ensured that all parties contributed their expertise, resulting in a harmonious blend of history and modernity.
To maintain the authenticity of the renovation, the team reused old timbers from the property’s barns and restored and reused finishes that were removed during the process. This attention to detail contributed to the seamless integration of the new and old elements of the estate.

The renovation included new mechanicals, electrical, and plumbing throughout the house, as well as a new well for the property. The interior spaces were revamped with new insulation, windows, exterior doors, and modern finishes. The two kitchens and four bathrooms were entirely new, boasting modern cabinetry, plumbing fixtures, and appliances.

Special features added to the estate’s allure included a bluestone patio with a spa, built-in BBQ, and fire pit. These outdoor amenities, along with the screen porch, offered the perfect spots to enjoy the sweeping views of the rolling hills and lush farmland.

Additionally, the picturesque farmstead features antique barns, a horse stable, a corn crib, and a workshop, enhancing the property’s charm.
The whole house renovation stands as a testament to the collaboration and dedication of the team. Despite the challenges presented by the historic structure, the project achieved a seamless integration of old-world charm and modern comforts. It remains an extraordinary and charming homestead in the Hudson Valley, offering a magical setting to its owners and guests for generations to come.
